If you believe your property assessment is too high or contains an error, you may file for an abatement. Abatements are typically used when there’s a concern that the assessed value does not reflect the property’s market value as of April 1 of the tax year.
Applications, along with all supporting documentation, must be submitted after the final tax bill is issued but no later than March 1 following the tax year in question.
Once your application is reviewed, you’ll receive a written decision – usually by July 1. If approved, the town will issue a refund or credit.
If your request is denied or you are not satisfied with the outcome, you have the right to appeal. Appeals can be filed with either the State Board of Tax and Land Appeals (BTLA) or the Superior Court, but not both. The deadline for filing an appeal is September 1.
